Applicant FAQ

  • How can I apply for an apartment?

    You may apply by clicking “Apply” under the Vacancies tab. Please keep in mind, all tenants (and co-signers, if applicable) must fill out an application. For each application, prospection applicants are charged a $30 non-refundable fee. Any person above the age of 18 years or older must apply separately and remit an additional application fee. 


    Please make sure to attach a form of photo ID, income verification documents (paystub, tax return, offer letter etc), and contact information for current/prior rental history.


    If you are interested in more than apartment, applicants need to apply once. Please contact the office to transfer an application to a different apartment unit.


  • What are the application requirements?

    Primary Requirements:

    • Average gross monthly income exceeds 3.5 times the monthly rent
    • No evictions within the last 5 years, or evictions with an outstanding money judgement
    • First time renters are required to pay a double security deposit, or have a co-signer
    • No outstanding money judgements with WE Energies
    • Co-signers are accepted on a case-by-case basis

  • How long does it take to process an application?

    Once an application and supporting documentation is submitted, rental applications take 48 hours to 72 hours business hours to process. If documents are not submitted or employment and rental history cannot be verified, the application process can be delayed. 


  • Can I pay the deposit to hold the apartment before completing the application?

    We do not accept deposits prior to applications being approved.

  • How can I pay rent?

    Rent can be paid online, by check, money order or cashier’s check. All payments must be made payable to BG Lein Management. You may drop off or mail checks to:

  • How to submit a maintenance request?

    • If a maintenance request should arise, please submit a request via your online tenant portal. Otherwise, please call 414-774-0153 and a staff member will enter the work-order on your behalf.

    • Maintenace cannot accept on-site verbal requests. Our staff cannot track work orders from submission to completion if they are not submitted properly via the proper channels.

    • When submitting a maintenance request please make sure to be as specific as possible. Ex. Which sink is clogged, which part of the ceiling is leaking and which it is located in, etc.. Please include if we have permission to enter if you are not home and if you have a pet inside the apartment. 
  • Parking

    All properties are sticker permit parking only.


    Since we are unable to enforce parking rules at night, we contract a third-party tow company to patrol our properties starting in the evening. 

    Towing is not something we ever want to happen, nor aim to happen to our tenants. 

    At lease signing, we highly emphasis a permit must always be displayed in the driver side by the VIN# and should not be swapped between vehicles. Each individual permit is assigned by make, model, year, color, and most importantly plate #. Please ensure all vehicle information remitted to our staff is accurate, as it is input in our parking software. If for any reason you need a new permit, please contact our office and stop by to pick up a new permit. Once the new permit is received, the old permit is disabled. Certain properties have more parking available than others. The majority of our apartments come with one free parking spot, if there is extra parking usually it is an extra charge of $35/month.   


  • How can I get a copy of my lease?

    Following the lease signing, a copy of the lease agreement is shared with you via the tenant portal, which is accessible 24/7.



Moving Out

  • How do I give notice to move?

    Tenants are required to provide a 60-day WRITTEN notice to vacate. Notices must be for the final day of the month. 


    All written notices must be emailed (bgleinoffice@gmail.com), mailed, or dropped off in person. Verbal notices are not accepted and will be considered as proper notification of your intent to vacate the apartment. Regardless of lease term, a written notice is required per the lease agreement. Move-outs for month-to-month tenants are subject to the winters months clause in the lease.

  • I need to end my lease early, what are my next steps?

    Tenants may choose to end their lease prior to the end of the lease term. However, Tenants will be responsible for the rent, until the apartment is re-rented or the end of the lease term. Our lease specifically does not allow subleasing, however, if you find someone wishing to move into the apartment. They are able to apply and if approved sign a new lease, which releases you from yours. 

  • What do I need to know about moving out?

    If proper notice was given, a move-out notice will be sent to you, which specifies the next steps in the move-out process. In the event, the notice is not received, please contact the office, as it is likely no written notice is on file. 

  • Cleaning up and Clearing out

    We understand that moving can be stressful and busy. Please make sure to clean the apartment and most importantly take all personal property with you. Please do not leave large furniture items in the apartment or in the dumpsters. Following these two simply steps will greatly increase the likelihood of full Security Deposit Refund. Either a move-out inspection will be scheduled the date of the move-out, or the keys need to be turned into our corporate office. 

  • Security Deposit Return

    Please note Security Deposits cannot be returned the same as move-out, even in the event of a full refund. Please make sure you leave a forwarding address to mail the security deposit refund to, in order avoid any delay. In accordance with the law, all Security Deposits will be returned or a Security Deposition letter will be sent to your forwarding address within 21 days.
